We specialise in the design of luxury secondary dwellings and granny flats, each individually tailored to suit the unique conditions of your site. Our proposal carefully responds to natural influences and site-specific constraints, ensuring a home that is comfortable, functional, and seamlessly integrated with its surrounding context.

Once the design is prepared, the drawings are submitted to a private certifier for a preliminary compliance review. We also coordinate the site survey and Soil test as part of the process. In many cases, our secondary dwelling designs can proceed without requiring Development Approval from council.

You may choose between an Approval Set or a Construction Set, both offered on a fixed-fee basis. We can also manage consultant coordination and certification on your behalf. Where required, and subject to location, we can assist in engaging builders to obtain quotations and help establish a fixed construction cost.

  • Electrical & Reflected Ceiling Plan

  • Wet Area & Joinery Details

  • Construction Details

  • Interior & Exterior Finish schedules, fitting and fixture schedules.

CUSTOM DESIGN SET

Our Custom Design Set is offered on a fixed square metre (sqm) rate, tailored to suit over 4 beds medium-sized residential homes and extension or alteration works. This fee structure provides clarity and flexibility while allowing each design to be fully customised to the specific site conditions, client brief, and regulatory requirements.

This design set is suitable for clients seeking a bespoke architectural outcome with transparent fee pricing, and can be used for builder pricing, consultant coordination, and approval processes, depending on the selected scope.
